David Perlstein
Managing Partner, Debartolo - Mainstreet (SFO)

David J. Perlstein has sixteen years of experience investing in, developing and leasing commercial real estate across the globe, underscored by a recently completed 375,000 square foot lease in the new World Trade Center in downtown Manhattan. He has extensive national and international experience and has executed transactions worth in excess of $4 billion dollars. He has a particular expertise in structuring complex acquisitions, sales, financings and development consulting.
David is the Managing Partner of DeBartolo Capital Opportunity Fund III, a private equity real estate fund in which he is partnered with the DeBartolo family. The Fund, which is targeting a $300 million equity raise through institutional investors in the United States and internationally, will invest opportunistically in value added multifamily and commercial retail opportunities in selected undervalued markets across the United States.
Previously, David spent eighteen months as the Managing Partner of Mohr Partners’ Capitol region. David secured national assignments from Fortune 500 companies including as Sodexo. David was instrumental in recruiting senior level executives to Mohr from firms including Jones Lang Laselle and CB Richard Ellis.
Prior to joining Mohr, David was the Senior Managing Director of Studley, Inc. (now Savills Studley), where he began his career in commercial real estate in 1998. David led assignments for many of Studley’s most prestigious national and global clients, from major national corporations and professional service firms to United States Government entities and some of the largest non-profit associations in the country. David has led transactions in over 70 different US markets and in major markets in Europe and Southeast Asia.
David was a principal in and made investment decisions for three internal Studley real estate opportunity funds which collectively owned over $100 million in real estate, and led in investments in multifamily developments in Washington DC and in multiple mezzanine finance transactions.

David’s transaction experience includes leading the $500 million assemblage/build-to-suit global headquarters development and previous headquarters disposition for the law firm of WilmerHale LLP and over 1.5 million square feet of additional transactions for WilmerHale internationally, including sites in London, New York, Frankfurt, Palo Alto and Beijing. He has also leased over two million square feet of space on behalf of the numerous Am Law 100 firms including Arent Fox, Brobeck, Arnold & Porter, Covington & Burling, Greenberg Traurig and Ballard Spahr and consulted on merger integration and related financial issues with multiple AM Law 100 firms.

David represented National Public Radio in the acquisition and ground-up development of their new $250 million headquarters and sale/leaseback of their existing headquarters, one of the most prominent and expensive development sites on the East Coast, to Boston Properties. He served as lead financial executive on the purchase of AARP’s 550,000-square-foot headquarters building, the Census Bureau’s 1 million square foot restructure / retrofit and the development and financing of the Department of Transportation’s 1.35 million square foot cabinet level headquarters, the first privately managed U.S. cabinet level headquarters.

David has represented numerous other clients including Microsoft, Accenture, Sodexo, URS, and SRA, and has developed financial and valuation models for the internationally renowned consulting firm McKinsey & Company. He was promoted four times during his tenure with Studley and was the youngest person in the firm’s 55 year history to be promoted to the positions of both Managing Director and Senior Managing Director.

At Yale University, he was an Economics major, did graduate work at both Yale and Columbia University Business Schools, and was President of the Political Union, the country’s oldest and most venerated student run political and debating society. David has been a frequent conference speaker, including at conferences hosted by Credit Agricole; Freidman, Billings, & Ramsey; and Aston Martin
